ABSENTEE SHAWNEE TRIBE COVID CARE VILLAGE

This project created new roads, utilities, driveways and building pad sites for 30 tiny-homes, complete with wood decks & canopies. In engaging Gardner as a team member to design the village layout, porch design, and incorporation of the pre-manufactured homes, we knew budget would be a challenge from the very beginning. After working through a few different concepts, we all settled on a design that conceptually would achieve all of the project goals. Unfortunately at that point we had expended all of our allotted design fees, not leaving any room for assembly of detailed architectural and structural drawings. We came up with a compromise to develop a simple standard “typical design” that could be replicated and adjusted as needed, without having to allocate more funds to design. This proved to be very successful, as all of the variations were able to be adjusted for with minimal impact, and internal QA/QC processes allowed for review of variations and in most cases we added fasteners or structural members on a simple but logical basis, with one final designer walkthrough to confirm.
